Resale Certificates

Selling Your Home

When selling your home and/or transferring ownership, Texas Real Estate laws require that the prospective owner be provided with a statement of the status of HOA assessments and statement regarding conformance to HOA governing documents of the property to be transferred.  The statement also provides information that can facilitate how assessment fees are prorated between the current and new owners. 


This process is facilitated by the Resale Certificate Process.  

Resale Certificate Process

Steps

  1. Submit an online "Resale Certificate Request Form" using the button to the right. 
  2. Remit payment in the amount of $250 to "Glen Forest Homeowner's Association".  Be sure to note in the memo portion "Resale Certificate" plus the property address for which the certificate is being requested.
  3. Upon receipt of payment, the GFHA treasurer will prepare and deliver the Resale Packet which will contain the following:

  • Resale Certificate with statements regarding assessment and fees status and conformance to Bylaws and Covenants and Restrictions.
  • Owner Transfer Information Sheet which should be completed at closing and returned to GFHA after closing to assure new owner receives all association related notifications and full access to the association's website. 
  • Current fiscal year budget (accessible to current owners at https://glenforesthoa.org/treasurers-corner )
  • Links to downloadable copies of the Association's Governing Documents (Articles of Incorporation, Bylaws, and Covenants and Restrictions.            https://glenforesthoa.org/governing-documents  

The returned Owner Transfer Information Sheet will be used by the Secretary , Treasurer, and Communications Committee to establish communications with the new owners.
